Since 1994, Aii has acquired numerous properties with our Investors. We have developed a specialty in creating individual limited liability programs that provide our Investors the ability to pick and choose properties that perfectly fit their individual investment goals.

To date, Aii has raised over $35 Million for projects that cost over $100 Million, and have been sold or are valued at over $180 Million.

Types of Assets

Cash Flow Property | Aii's Cash Flow Properties represent a special investment opportunity for Aii’s Investors. Each property is held for approximately 5-7 years and dividends are generally paid quarterly after the first year of operating the property. The Cash Flow Properties produce rental income from apartments, self-storage facilities and office spaces.

For each of our properties we perform in-depth market research, choose locations that provide the potential for long term rental increases, and, when necessary, partner with established development teams. Our business plan for each property is designed to provide increased rents through managment efficiencies and updating the property. Over the years, our Cash Flow Properties have returned greater than a 25 percent averaged annual return to our investors.

Development Property | Aii locates land and building opportunites across North America. These Development Properties are built from the "ground -up" using local builders and design professionals. Dividends are paid upon completion and sale of the project.

Each project is offered as a private placement. So, our Investors are able to select individual projects that suit their investment goals. On average, our Development Properties are completed in 2-4 years from the date of the offering. Our Development Properties have provided our Investors with a greater than 35 percent averaged annual return.

Fund | Aii's Income Funds represent a special investment opportunity for Aii's Investors. The Funds pay dividends either monthly (Income Mortgage Fund) or quarterly or as determined by the Manager (Opportunity Fund). The Funds utilize the proceeds from their Offerings to provide debt financing and purchase equity positions to/with groups and/or individuals for financing and purchases related to real property. The Fund will finance real estate purchase and debt opportunities such as Mezzanine Financing, Quick Closing situations, and other real estate related financing situations. The placement of funds will be selected by the Manager (Aii) based on its evaluation of an acceptable return to risk ratio.
